A new-build two-bedroom in Vilamoura, and how buying it off-plan works.

Most of what we sell in the Algarve already exists: you can walk the rooms, open the cupboards and stand on the terrace at six in the evening to see where the sun goes. This one you can't, yet. It is a two-bedroom apartment on the second floor of SERENITY, a 53-apartment condominium going up in Vilamoura, designed by Saraiva + Associados and built by FERCOPOR. Every image here is the developer's visualisation. What you can do is read the plan, and the plan is good.

The apartment has 127.08 m² of gross private area, split cleanly into two halves. On one side is a 33.57 m² living and dining room that runs into a 13.44 m² kitchen with an island, Neolith worktops and Siemens appliances, the washer and dryer included. On the other side are two suites: 17.08 m² with a 5.00 m² double-vanity bathroom, and 12.04 m² with its own 3.98 m² bathroom. Between them sit a hall, a separate laundry room and a guest WC, so nobody visiting walks past a bedroom to find a bathroom.

Outside there are two balconies, 28.62 m² in total. The 13.50 m² one opens off the living room and kitchen; the 15.21 m² one runs along both suites. Below ground, the apartment comes with two parking spaces with EV charging and a private storage room. The rest of the condominium is unusually well equipped for its size: a private garden between the two buildings, a heated indoor pool, two outdoor pools, a gym, a massage room, a residents' lounge and a concierge.

How you buy it

The apartment is sold by assignment of the purchase contract, which Portuguese law calls cessão de posição contratual. The current buyer signed a promissory contract with the developer; you take over their position in that contract, and you complete at the deed when the building is finished. Your lawyer handles the assignment with the developer. It is a routine route for off-plan property here, and it is often the only way to buy into a development that is close to sold out, as this one is.

Two things are worth knowing before you start. First, because the building is under construction, there is no energy certificate yet: it is issued on completion, together with the use licence. Second, the developer's published completion target is the second half of 2026. Ask us for the latest site position before you plan a move around a date.

Why this part of Vilamoura

SERENITY sits in a residential pocket of Vilamoura rather than on the marina front, which is the point. The marina and the beaches of Vilamoura and Falésia are 2 km away, the golf courses 2.4 km, the tennis and padel academy 800 metres, and the private hospital 1 km. Faro airport is about 30 minutes by car. It works as a full-time base, which is what the finishes are specified for: ducted air conditioning with a heat pump, electric underfloor heating in the bathrooms, solar-control glazing with exterior shading, and a home automation panel for lighting, climate, blinds and the alarm.
